Homeowners I Help Across Central Virginia

Home values can vary quite a bit from one neighborhood to the next, so local knowledge matters. I prepare home value estimates for homeowners throughout the Fredericksburg–Richmond corridor and surrounding Central Virginia communities.

  • Ruther Glen & Caroline County
  • Fredericksburg & Spotsylvania County
  • Stafford & King George County
  • Hanover County & Richmond

What you receive is a real estate market analysis, sometimes called a CMA, prepared by a REALTOR®. It is an estimate of market value, not a licensed appraisal, and no particular value or sales price is promised or guaranteed.

Common Questions About Home Values

How do I find out what my home is worth?

The most reliable way is to have a local REALTOR® review your specific property along with recent sales nearby. I look at your home's size, condition, updates, location and how similar homes in your area have actually sold, then walk you through what I find.

What is a CMA?

A CMA is a Comparative Market Analysis. It's a written review of recent comparable sales, current listings and local market conditions used to estimate a realistic price range for a home.

Is a CMA the same as an appraisal?

No. An appraisal is a formal valuation completed by a licensed appraiser, often for a lender. A CMA is a real estate market analysis prepared by a REALTOR® to help you understand your home's likely market value.

What information affects my home's value?

Location, square footage, lot size, age and condition, layout, updates and repairs, acreage or outbuildings, and what comparable homes nearby have recently sold for. Current market conditions such as inventory and buyer demand also matter.

Do I have to be ready to sell to request a home value estimate?

Not at all. Many homeowners ask simply because they're curious or planning ahead. There's no obligation and no pressure.

How accurate are online home value estimates?

Automated estimates can be a helpful starting point, but they don't see inside your home, know about updates or account for condition and local nuances. A personal review by a local agent gives you a more realistic picture.

How much does it cost to request a home value estimate from Nikki?

Nothing. Reviewing your property and sharing what I find is complimentary.
